Buying a Cottage? Choose the Waterfront Exposure that’s Right for You

Date: 03/21/2014

Western exposure

Western exposure is the most popular waterfront exposure for cottage buyers. People usually prefer western exposure as they like to enjoy the waning sun on summer evenings. One downside of western exposure is the cottage is usually deprived of sun in the morning. Indeed, the cottage can linger in the shade until 10:00 a.m. In addition, cottagers whose properties face west miss out on the chance to witness the full moon over the lake. Sometimes cottagers also find western exposures garish as the sun can shine directly in their eyes. A cottage with western exposure can suffer from a warm interior in the late afternoon as the intense, direct sunlight heats it up. Cottages with western exposure are also vulnerable to prevailing winds. Owners of such cottages often build concrete retaining walls to counter the harsh effects of onshore winds. Given their popularity with buyers, cottages with western exposure often carry higher price tags.

Southern exposure

With south-east exposure, cottagers can watch the gentle progression of the sun as it rises in the east and follows a pleasing arch. Properties with this exposure can be bathed in sunlight all day. In fact, the sun is often still on the dock at 8:00 p.m. Indeed, properties with southern exposure make the most of long summer days. Nonetheless, cottages with southern exposure also carry higher price tags since they are reasonably popular with buyers.

Eastern exposure

Morning people prefer eastern exposure as they can enjoy the early sun.

Northern exposure

This is the least popular exposure amongst cottage buyers. A north-western exposure, however, allows cottagers to enjoy the sunset on long, languorous summer days.

Deciding what’s right for you

You’ll likely make compromises along the way as you weigh the importance of items on your wish list. Indeed, you may discover the most desirable cottage at the best price point that you have to buy despite the fact that it lacks your ideal waterfront exposure.
